Waterside Holiday Park

Leisure

Balancing development & biodiversity.

Project Description

This project involved an extension of the existing Waterside Holiday Park to introduce luxury lodges, play areas, and a wildlife meadow. This enhancement aimed to provide visitors with a more engaging and sustainable holiday experience, while also preserving the natural beauty of the surrounding area.

The park is situated near the scenic Bowleaze Cove, known for its stunning coastal views and rich biodiversity. The site was primarily used for traditional camping and caravan pitching.

Development on this site allows for improved recreational facilities, increased biodiversity through the wildlife meadow, and heightened economic activity in the local area.

Our Involvement

We were commissioned to prepare Verified Views to support the landscape visual assessment. to ensure the proposed developments met the stringent guidelines set forth by the local authority. Our work aligned with the Scottish National Heritage visualisation guidance supported by the Landscape Institute.

Our primary task was to prepare Year 1 and Year 10 Verified Views showcasing the growth trajectory of the planting scheme designed to mitigate visual impact of the proposed lodges.

This involved:

Verification: Producing a wireframe model to demonstrate the lodges’ correct placement and integration within the landscape.

Visual Assessment: Focusing on Verified Views in accordance with guidance from the Landscape Institute.

We worked closely with the landscape architect and local authority representatives to ensure that our visual assessments were comprehensive and met regulatory expectations.

Key Highlights

  • Detailed modelling of the landscape included an exploration of the designed woodland play area featuring slides, rope bridges, and climbing frames.
  • The workspace comprised meticulously crafted models that followed best practices for species selection and height adjustment of proposed planting, including the integration of additional greenery into the existing park layout.

Challenges

One significant challenge was conducting winter visual assessments. While winter exposes the limitations of vegetation, it poses a unique challenge for assessing impacts on adjacent campsites. We addressed this by modelling tents to simulate a summer baseline scenario, providing a more holistic view of potential visual implications.

Conclusion

Our visualisations helped our client to secure planning consent, facilitating the completion of the luxury lodges and accompanying amenities. This collaborative project not only met local authority expectations but also enhanced the holiday park’s overall appeal.

This project showcases the importance of effective collaboration and adherence to visual guidelines. The successful integration of luxurious recreational facilities within a naturally rich landscape serves as a reference for future projects aiming to integrate human development within the natural environment.
